    Terms of Service

    Vancity Lofts – Terms of Service for MLS® VOW Access

    Effective Date: April 29, 2025

    By registering to access MLS® listings through the Vancity Lofts Virtual Office Website (VOW), you (“Registrant”) expressly acknowledge and agree to the following terms, made in favour of Vancity Lofts, its associated brokerage, and the relevant real estate board (CADREB, FVREB, and REBGV):


    1. Privacy & Client Relationship

    1.1 You confirm that you have received, read, and understood the British Columbia Real Estate Association’s “Privacy Notice and Consent” document (available upon request or linked during registration).

    1.2 You acknowledge entering into a lawful REALTOR®/client relationship with a licensed agent at Vancity Lofts.


    2. Permitted Use

    2.1 You agree that all data obtained from the Vancity Lofts MLS® VOW is intended solely for your personal, non-commercial use.

    2.2 You confirm that you have a genuine interest in purchasing, selling, or leasing residential real estate of the type offered through this platform.


    3. Prohibited Activities

    You agree that you will not, directly or indirectly:

    3.1 Copy, redistribute, or retransmit any MLS® VOW Data;

    3.2 Display, post, share, publish, or sell MLS® VOW Data to any third party;

    3.3 Use any form of scraping, data mining, or automated data collection tools to access or manipulate MLS® VOW Data.


    4. Copyright and Ownership

    You acknowledge and agree that:

    4.1 All MLS® VOW Data is the intellectual property of the real estate board(s), and

    4.2 The Board holds exclusive copyright and proprietary rights over listing content and associated data.


    5. Oversight and Compliance

    5.1 You authorize the Board or its appointed representatives to review your use of the Vancity Lofts VOW platform to ensure compliance with these Terms of Service and all applicable laws, bylaws, and policies.


    6. No Automatic Financial Obligation

    6.1 These Terms of Service do not create a financial obligation or agency agreement with Vancity Lofts.

    6.2 Any such agreements will be:

    • Presented separately from this Terms of Service,

    Clearly identified and not bundled into this agreement,

    • Accepted through explicit, independent consent (e.g., mouse click or signature).


    7. Disclosure of Existing Agency Relationships

    7.1 Before entering into any agency agreement, Vancity Lofts is required to ask whether you are already a party to an agency agreement with another REALTOR® or brokerage.


    8. Agreement

    By registering and continuing to use the Vancity Lofts platform, you acknowledge that you have read, understood, and agreed to the above terms.
